1. Legal Entity & Jurisdiction

This website is owned and operated by NDYT Facilities Management Services LLC, a legally registered entity in the Emirate of Ajman, UAE. All transactions, listings, and disputes are governed by the laws of the United Arab Emirates and the local regulations of Ajman Municipality.

2. Direct Landlord Model & 0% Commission

NDYT operates exclusively as a Direct Landlord. Users acknowledge that all properties listed are owned or managed directly by NDYT. Consequently, no commission fees (0% Commission) are charged to tenants for leasing these properties. Any third party attempting to charge a commission for NDYT properties is not authorized by us.

3. Property Listings & Accuracy

While we strive for 100% accuracy in our descriptions (e.g., 40ft trailer access, power capacity), listings are for informational purposes only. Final property specifications, dimensions, and availability are confirmed only upon the execution of a formal, written Lease Agreement.

4. Intellectual Property & Prohibited Use

  • Ownership: All website content, including text, logos, and high-resolution photography of our properties in Al Jurf, is the exclusive property of NDYT.

  • Restrictions: You may not reproduce, republish, or use our property images for secondary real estate listings or commercial purposes without express written consent.

  • Technical Restrictions: The use of automated systems (robots, spiders, or scrapers) to monitor or copy our property data for competitive analysis is strictly prohibited.

5. Payment Terms & Digital Shift 2026

In accordance with the UAE’s transition toward digital rental markets, payments may be made via traditional post-dated cheques or, where applicable, through approved Digital Payment Platforms (Direct Debit/Credit Card) as agreed upon in the contract. All invoicing follows the UAE Federal Tax Authority (FTA) standards.

6. Maintenance & Operational Compliance

  • NDYT Responsibility: We are committed to maintaining the building’s structural integrity and exterior facilities, ensuring full compliance with Civil Defense and MoHRE safety standards.

  • Tenant Responsibility: Unless otherwise specified in the individual lease, tenants are responsible for internal maintenance and utilities once possession is handed over.

7. Data Privacy (PDPL Compliance)

We process all personal data in strict accordance with the UAE Federal Decree-Law No. 45 of 2021 (PDPL). Usage of our Website, contact forms, or WhatsApp links constitutes consent to the collection of data for property inquiries and leasing as detailed in our Privacy Policy.

8. Limitation of Liability & Indemnification

NDYT is not liable for any indirect or consequential damages arising from the use of this website. You agree to indemnify and hold NDYT harmless from any claims or expenses resulting from your breach of these Terms. External links (e.g., Google Maps) are provided for convenience only.

9. Dispute Resolution

Any legal disputes arising from this website or its services shall be settled exclusively through the Ajman Courts or the Ajman Rental Dispute Center, as applicable.
